	My mom has the benefit of a pension and social security. She and Dad had heard all about the depression from their parents and worked their whole lives to pay off their home loan.&nbsp;</p>
<p>
	Many boomers, who bought homes during the go-go times, and who used their homes as a piggy bank, are not in the same boat. They have large home loans and lower incomes to offset the mortgage interest. The low interest rates have been a boon to them, making retirement easier and more comfortable.</p>
<p>
	The same goes for seniors who still owe on their homes or who use reverse mortgages to live on. The low interest rates give seniors more years to live off their homes.</p>

	Losing the mortgage interest deduction has been one of the items bandied about to reduce the deficit. This seems to be just another tax on the middle class as these deductions are only available on home loans less that $1,000,000. Mulit-million dollar home loans need not apply.</p>
<p>
	For years, buyers have used the deduction as a way to leverage themselves into a little better property, or to save money on their taxes.</p>
<p>
	&#39;They&#39; estimate that home prices will go down an additional 6-7% if you can not deduct the interest on your mortgage. Really? &quot;How long after?&quot; is my question. The fall out immediatley is that people who need the extra income to survive, or counted on the tax break to afford their house, or who are just holding on will lose their homes, starting another round of foreclosures.&nbsp;</p>
<p>
	This seems like a very bad idea. And if you agree, and need your home deduction, call your congress person.&nbsp;</p>

	With 16 out of 20 home markets showing increases for the last three months, it appears that the &quot;tide is raising all boats&quot;. The overall increase average is 9% which seems like a lot to me.&nbsp;</p>

	There are exceptions in extremely depressed areas of the country where the shear number of foreclosed homes is dampening the recovery.&nbsp;</p>
<p>
	Its a relief to hear magazines like Forbes use &quot;recovery&quot; &nbsp;in the present tense, rather than past or future.&nbsp;</p>
<p>
	Another study, posted here earlier, found that buyers are waiting until after the election to buy. We should see that blip in the fourth quarter numbers.&nbsp;</p>

	I have to admit to having been entertained in a dedicated &quot;ManCave&quot;. I enjoyed it completely.&nbsp;</p>
<p>
	It was amazing is its&#39; attention to detail and thoroughness of its&#39; decorations, by HIM. Nothing was left to chance. It had bucks on the walls, shot by him. A great pool table and four person bar stocked with good whiskeys and single malt scotches. There was a humidor with smuggled Cuban cigars, and an exit to both the yard and garage. It had a 1950&#39;s juke box, a pin ball machine and big deep leather couches and chairs. The prerequisite flat screen screen TV filled one wall.&nbsp;</p>
<p>
	Now this room was completely sanctioned by his wife. I guess if he was there he wasn&#39;t out there.&nbsp;</p>
<p>
	But now, we have a new take on the man cave, not the sewing room, the kitchen or the craft room, but the MOM cave.&nbsp;</p>
<p>

	San Francisco is often said to be the US&#39;s most expensive real estate market. Occasionally, it gets bumped from number one by New York City or Honolulu.&nbsp;</p>
<p>
	Humans are creative and find ways of making any situation work. In New York, people commute hours from their homes into the city in order to have the dream of ownership.&nbsp;</p>
<p>
	In San Francisco, where everything is done just at little differently, we have off center alternatives.&nbsp;</p>
<p>
	Starting back in the 60&#39;s and 70&#39;s, people looking for an alternatives to traditional family homes shared a living room and kitchen and had their own separate family spaces in &quot;commune&quot; living arrangements.&nbsp;</p>
<p>
	Twenty years ago, Andrew Sirkin and some like minded attorneys put together a form of home ownership called Tenancy-in-common, or buying an undivided interest in a whole multi-unit building. This is a leading form of entry level home ownership in San Francisco today.&nbsp;</p>
<p>
	The Christian Science Monitor has just published all the additional ways that buying may be possible, by sharing with someone, in order to get into home ownership.&nbsp;</p>
<p>
	I have a number of parents buying for children. And parents who are buying to live with children in their retirement years. I have friends sharing a condo until they &quot;find husbands&quot; or can afford a place on their own. For many, this is an extension of the &quot;urban tribe&quot; concept, and for others a way to stave off loneliness. For some, they are helping a down-and-out friend, for others a short term way to make some money.&nbsp;</p>
<p>
	Regardless of the reasons, home ownership isn&#39;t going away. It&#39;s just getting more creative.</p>
<p>

	Forbes cues on to Silver Lake in LA as a hip area, followed by SF&#39;s Mission district. But how did she come to this conclusion? Using San Francisco based Nextdoor.com and Walk-score to determine who is the hippest of them all.&nbsp;</p>
<p>
	I protest. All of San Francisco is hip. We have farmers&#39; markets in every neighborhood. Our city is teaming with food trucks and gourmet ghettos.&nbsp;</p>
<p>
	How can other cities even compete pound for pound, square mile-by-square-mile? Should we tell them? Or let it be our secret? It depends on how you feel about tourists.&nbsp;</p>

	Sellers are always calling me to ask what they should do to add value to their homes, or what to do before they sell.&nbsp;</p>
<p>
	Each house is different, but any time you can add a bedroom out of wasted space, or add a half bath, that adds dollars to your bottom line. The newest trends in added space are: garages doubling as exercise rooms or crafts rooms, or closets becoming bathrooms or laundries, or kitchens housing laundries.&nbsp;</p>
<p>
	I had a client turn a closet into an office.&nbsp;</p>
<p>
	In San Francisco, these small alterations can add usefulness to waited space and profit when you sell.&nbsp;</p>
<p>

	Small businesses are reported to be the engines of our recovery. But struggling city economies, San Francisco&#39;s included, have created taxes and programs that often penalize businesses for doing what they do best, make things. Pelosi says businesses need help: tax help, business programs and local support. She used Anchor Steam Brewery as a local platform to emphasize our growing manufacturing and arts economies.&nbsp;</p>

	Katie Sofis from SFMade non-profit spoke up to bring the conversation home locally.&nbsp;</p>
<p>
	<strong><u>From The Huffinton Post: Nancy Pelosi&#39;s agenda to Promote Made in SF</u></strong></p>
<p>
	&nbsp;</p>
<p>
	Outside of certain brightly colored bridges, pointy office buildings and the music of the Grateful Dead, there are few things more iconically San Francisco than House Minority Leader Nancy Pelosi.</p>
<p>
	One of those things, however, is Anchor Steam beer.</p>
<p>
	Pelosi and the world-famous San Francisco brewery, whose previous owner Fritz Maytag is widely considered the godfather of America&#39;s craft beer revolution, joined forces on Thursday for a panel discussion about the heath of the San Francisco&#39;s small businesses with an emphasis on the city&#39;s burgeoning manufacturing sector.</p>
<p>

	In addition to the former speaker, the event featured representatives from some of San Francisco foremost local businesses, including Ritual Coffee Roasters, Boudin Bakery, and Timbuk2 Bags.</p>
<p>
	&quot;People who have the courage and creativity to start a small business are the vitality of this country,&quot; Pelosi said.</p>
<p>
	During the discussion, our Representative pushed the congressional Democrats&#39; &quot;Make It In America&quot; agenda, which is designed to promote domestic manufacturing by expanding tax incentives for small businesses, expanding federal loans for small to mid-size manufacturers and closing tax loopholes that encourage outsourcing.</p>
<p>
	San Francisco has a rich history of manufacturing, especially in the textile industry&mdash;think Levi&#39;s, Gap and Esprit&mdash;but over the past few decades, that sector has been decimated and transported almost entirely overseas. Only recently has it begun to make a comeback as part of a concerted effort by local business owners to physically make their products in San Francisco.</p>
<p>
	Part of that comeback has been facilitated by <a href="http://www.sfmade.org/" target="_hplink">SF Made</a>, a local non-profit working to promote businesses that are headquartered and do their manufacturing within the city limits. Most of the manufacturing that currently occurrs in the city is relatively small-scale, what one of the panelists called &quot;artisanal.&quot;</p>
<p>
	SF Made founder Katie Sofis asked Pelosi, who used every opportunity to push President Obama&#39;s jobs bill, to not forget manufacturers in the rush toward promoting the green tech and clean energy sectors currently in vogue for Washington Democrats. Sofis boasted that job growth for companies participating in SF Made in 2010 was five percent, whereas job growth for San Francisco as a whole during that same period hovered just under four percent.</p>
<p>
	One issue the panelists repeatedly brought up concerned the importance of deprecation credits the federal government doles out to local businesses. More than half the participants said the success of the continuing success of their operations greatly depending on such loans.</p>
<p>
	Depreciation credits work like this: If a company buys a capital asset (such as a $100,000 automatic beer-bottling machine), they&#39;re not allowed to deduct the full expense of that purchase from their tax bill immediately; instead, they&#39;re required to deduct a portion of the purchase each year over the life of the product. If the bottling machine is expected to last ten years, the company would deduct $10,000 a year. The credits allow businesses to either speed up the deduction schedule or take all of it the year the product was purchased, and according to the panelists, they&#39;ve been successful.</p>
<p>
	Even so, those credits aren&rsquo;t the magic bullet for growing every small business in the city. &quot;We&#39;re not making so much money that those tax credits are a huge incentive,&quot; said Ritual Coffee founder Eileen Hassi.</p>
<p>
	While most agreed the federal government should do whatever it can to aid small businesses, members of the local business community are divided as to what exactly that entails. A company like Ritual is inherently more labor-intensive than a company like Timbuk2, which relies more on manufacturing, so their needs will inevitably differ.</p>
<p>
	The Minority Leader listened to everyone&#39;s concerns and said with smile, &quot;I may have to ask you to come back to Washington and say all of this in another setting.&quot;</p>
<p>
	While the event ostensibly had a local focus, conversation inevitably drifted to Washington&#39;s never-ending legislative morass and Obama&#39;s plan to raise taxes on the wealthiest Americans.</p>
<p>
	&quot;We&#39;re just asking to raise the tax rate on people who make over $1 million a year. We&#39;re going to raise taxes on the first dollar they make over $1 million. That&#39;s this many people,&quot; she said plucking a single strand of sandy blonde hair out of her head to emphasize her point, &quot;but it can make a huge difference.&quot;</p>
<p>
	&quot;Republicans want to protect the assets of the wealthy more than they want to protect the American people,&quot; she added.</p>
<p>
	Sadly, it did not appear as if the Minority Leader sampled any of the beer. Granted, it was 11am.</p>
