home-selling-FAQ

  • Why is Bonnie Spindler the ideal real estate agent?

The housing market is very complex, as is the home selling process. Bonnie has over 20 years of experience, making her an expert in the housing market and the selling process. She will guide and mentor you through all stages of the sale, as well as negotiating on your behalf to get you the best possible deal.

Additionally, Bonnie has access to many more resources and will utilize those to your advantage. Your home will get much more attention when marketed and advertised by one of San Francisco’s top producers. This means you will be much more likely to get offers at your asking price, or even above it!

  • How are REALTORS® different from real estate agents?

A REALTOR® is a member of the National Association of REALTORS® and is held to a strict code of ethics. A REALTOR® is not necessarily a real estate agent, as property managers or appraisers are also allowed to be members of the association.

Not all real estate agents are REALTORS®, and not all REALTORS® are real estate agents.

  • What are closing costs?

At the closing of your home’s sale, there will be a number of fees to negotiate. Some of these include appraisal fees, inspection fees, and real estate commission. You, your real estate agent, the buyer, and their real estate agent will have to come to an agreement on who is going to pay the various fees.

Typically, you will end up paying somewhere between 9-10% of the home’s selling price.

  • What will a home inspection include?

A home inspection will usually include examination of the following (at least):

    • Ceiling, floors, and walls
    • Foundations
    • Roof
    • HVAC systems
    • Wells, sewer lines, or septic tanks
    • Insulation
    • Doors
    • Plumbing and electrical systems
    • Hazardous materials concerns

  • What property details will a listing service include?

Your home’s listing will most likely include the following:

    • Photograph(s) (at least of the outside of the house; usually will include interior photos as well)
    • Location
    • Asking price
    • Utilities
    • Amenities
    • Annual property tax (APR)
    • Listing company
    • Often times, the school district and local schools

  • How long will it take to sell my house?

The housing market is often unpredictable. It may take anywhere from 1-3 months (or more) from the time you decide to sell to the time you finalize the sale.

However, Bonnie Spindler has been known to sell homes in only a week or two! Having the help of an expert and top producer makes the process go a lot quicker.
